Facility Overview

The truck yard at 11851 Freud Street is operated by Stellantis N.V. under lease from Crown Enterprises, a Moroun-family real-estate company. It serves as a logistics hub for the automaker’s Detroit Assembly Complex, handling parts and finished vehicles.

The yard occupies former industrial land near Jefferson Avenue and Clairpointe Street, bordering residential neighborhoods and the Detroit River. Although it lacks stationary emissions, its truck volume creates exposure to diesel particulates and roadway wear.

Environmental Record

Because the site functions as a freight staging and transport center rather than a manufacturing plant, it holds no major air emission or waste-handling permit in EGLE MiEnviro.
However, its indirect impacts are significant. A 2023 Outlier Media investigation documented an average of 55 semi-trucks per hour entering or leaving the facility, raising concerns about diesel exhaust and traffic safety.

The Michigan Department of Environment, Great Lakes, and Energy (EGLE) confirms that it does not regulate mobile sources such as truck fleets, leaving oversight to city noise and traffic enforcement. No formal air-quality violations have been issued for this parcel.

Community Impact

Residents along Terminal and Freud streets report persistent truck noise, exhaust, and vibration. Coverage by BridgeDetroit and Planet Detroit in 2023–2024 showed how diesel traffic adds to health burdens in census tracts already ranked as high-risk for particulate pollution by EPA EJScreen.

One resident told Outlier Media:

“They zoom down here … the trucks have ruined the road and knocked down telephone poles.”

Community groups continue to request better truck routing and buffer landscaping to reduce exposure.

Status & Sources

As of October 2025, the Crown-owned yard remains active under lease to Stellantis. The City of Detroit and Detroit Economic Growth Corporation are evaluating road and safety improvements for freight routes serving the site.
